Why I built this
I'm Kellen Dorff. I own a 2023 Jayco White Hawk and I've been renting it out of central Wisconsin for years.
Long before there was any software, I was doing this by hand. Watching the event calendar. Holding dates I was tempted to fill with an ordinary weekend because I could see something bigger coming. Pricing the week instead of the night.
It worked. It also cost me hours every month that I did not have, and it only worked because I happened to know which weekends in this part of Wisconsin were worth waiting for. That knowledge is not written down anywhere. You either have it or you are guessing.
The thing I was actually optimising
It took me a while to name it. I was not chasing a higher nightly rate for its own sake. I was chasing fewer turnovers for the same money.
Four ordinary weekends and one event week can put similar numbers on the calendar. They are not similar amounts of work. Four cleanings against one. Four handovers, four sets of messages, four loads of laundry, four sets of keys. The nights look alike on a booking dashboard and they feel nothing alike on a Sunday evening.
That is what RVYield is built around, and it is the part I think most pricing advice misses. Return on Labor, not revenue.
What this is, honestly
It is my method, written down and automated, with the parts that were guesswork replaced by something checkable. I still run it on my own rig. I still compare what it says against what I would have done, and when they disagree I want to know why.
What it is not is a promise about your business. My rig, my market and my photographs did a lot of the work in my results, and yours will do the same in yours. What I can offer is that you will see the demand before it is obvious, which is the part that used to take me hours.
